Routine visual inspection

Walk the parking lot once a month to perform a visual inspection.  Make a list of all the areas that could be problematic, especially cracks.  This is especially important after extreme weather such as heavy rain, snow, ice, or extreme heat.

Keep it clean

Not only will sweeping and cleaning improve the appearance of your parking lot, regular cleaning will allow you to see and inspect areas that need repair.  Keeping a trash receptacle on site is convenient for customers and will help reduce the amount of debris and garbage that could accumulate.  Remove oil and gasoline drippings as soon as you see them, as these chemicals lead to rapid deterioration of your asphalt and concrete.

Proper Drainage

Adequate drainage systems should be installed around your parking lot.  It is important to keep the drains free and clear of debris and ensure that other features of your drainage system are performing properly each season.

Sealing and Filling Cracks

Treating asphalt with sealant every couple years preserves the resilience of pavement and prevents weathering.  Potholes and cracks allow water or debris to penetrate the surface layer, causing further damage if they are not filled in.

Striping

Maintaining parking lot striping by having defined parking spaces and handicapped areas is very important.  Restriping may need attention every few years as the lines can become obscured by sealcoating, asphalt overlay or resurfacing.
